What exactly is a Pre-Selected Collection?
Pre selected collections work like a prix fixe menu at a great restaurant. Our team has already combed through the best affordable finishes and styles, from Spanish Style to Mid Century Modern, and built them into a curated list. We take it a step further by developing your floorplan to fit that same budget and style from the start.

The heavy design decisions are already made and priced. You personalize your home by choosing from our finishes catalog instead of starting from a blank page.
How is this cheaper and faster than fully custom?
Because the finish palettes are pre-developed, we skip months of style and decision fatigue. That removes the redesign loops and change orders that drive custom timelines and budgets, so you get a one-of-a-kind result on a predictable schedule with quality products.
Can Enhaus Design the floor plan?
Yes, Enhaus is a full service design build team. We exclusively design custom layouts so our team is able to work with your unique space or take floor plans you may have from another architect and build from there. A Pre-Selected Design home is a curated version of that same process. You are choosing from a set of architectural styles and floor plans our team has already refined, so you get a home designed around you without starting every decision from a blank page.
How much say do I have over finishes?
Finishes come from curated collections — flooring, cabinetry, fixtures, countertops, and tile pre-selected to work together. You choose within those collections, so nothing clashes and everything is already priced. Upgrades or requests outside the collection are possible through additional design hours.
Do I need to own land first?
Not necessarily. We can design for a lot you already own or help you evaluate one before you buy including whether a given collection fits its dimensions, slope, and setbacks. Bringing us in early usually saves money.
What's included in the starting build cost?
The starting price quote covers the exterior and interior materials collections, site work, permits, foundation, framing, all the way to completed home.
What does the design fee include?
$25/sq ft covers architectural design, with add-ons available for structural, civil, survey, and Title 24. You also get up to 120 hours for material sample review in our design room, plus our design team's procurement of materials and quality control.
Can I do design only, or build only?
Yes. You can take the design package on its own — a full set of plans plus your finish selections — and build elsewhere, or bring us completed plans and have us build. We encourage clients to choose both for a seamless end-to-end design-build experience, where one team owns the vision from first sketch to final walkthrough. But we understand that your build may be out of scope of service or you may have already began your plans with another architect, so we're happy to figure out a way to work with you in either case.
What's a typical all-in cost?
As an example, a 2,000 sq ft home starts around $50,000 in design ($25/sq ft) and $850,000 to build ($425/sq ft), before add-ons and site-specific costs. Final numbers depend on your lot, collection, and any upgrades — we give you a clear, itemized quote before anything is committed.
What are the phases from start to move-in?
Four phases: (1) Discovery — intake, lot review, and choosing your collection; (2) Design — floor plan tailored to your lot plus finish selections in our design room; (3) Permitting — construction documents, structural, and city approvals; (4) Build — foundation through final walkthrough. Most projects run 10–14 months end to end
How many revisions do I get before it's an add-on?
Your design package includes up to 120 hours of design and material-review time, which covers the normal back-and-forth of refining a plan and selecting finishes. Revisions beyond that scope — or requests outside your collection — are billed transparently as additional design hours, always quoted before we proceed.
What do you need from me to start?
Three things get us going: a call with our design team, a completed intake form so we understand your style and priorities, and a survey of your lot (we can help you order one if you don't have it yet). From there we can confirm which collections fit and outline your timeline and budget.
Can I combine styles?
Absolutely. The collections are a starting point, not a cage. You can follow one complete curated look, or mix and match elements across styles — a Spanish exterior with a Mid Century interior, for instance. Our team makes sure the combination stays cohesive and on budget.
Do you work with insurance claims?
Yes. For rebuilds, we're experienced working alongside insurance claims and rebuild funds, and we can structure the design and build process to align with your coverage and payout timeline. Bring us your claim details early and we'll help you make the most of them.
Who's my point of contact during the project?
You'll have a dedicated point of contact from our team who guides you from design through construction — one person who knows your project, keeps you updated, and coordinates the designers and builders on your behalf, so you're never chasing answers across departments.
